I have made some significant observations since I have
moved here to this area.

Before I moved here in 2004; I researched the area
quite thoroughly.

I took early retirement from the Federal Government
(National Defence Civilian Technical worker).

I have been a landlord under a rent to own agreement
for 5 years. Also I have owned or own 2 waterfront
properties. One was 9 acres with 6 acres of protected
wetlands and a private road which was on my deed. I
currently own 2.75 acres on a nice little lake near Blind
River.
This house I bought was a bit of a fixer upper but is in
an excellent neighbourhood and has a nice backyard
for a garden and ATV sheds.

LOT IS FAIR SIZED..ABOUT 201 FT FRONTAGE ON THE
SMALL LAKE AND ABOUT 600 FT LONG. IRREGULAR
SHAPED.
FISHING IS PRETTY GOOD AND THERE IS A SHORT
CREEK WHICH ALLOWS EASY ACCESS INTO LAUZON
LAKE (A MUCH BIGGER LAKE).

WHEN selecting a recreation/investment property;
there are many things to consider. All the real estate
people will claim the fishing is at least good in all lakes.
That is simply not true. Even up north a bit..where Elliot
Lake and Blind River are located (and I am
located)..there are places where the fishing is tough
due to pressure and other factors. Why be stuck
somewhere mediocre? What are your interests and
what do you like?
I have seen people buy property and they were
somewhat mislead into thinking that the property was
bigger in size and had a better waterfront area.  I have
seen that quite recently as a matter of fact.

Another thing..private roads. I had a private road on my
deed and I know the situation fairly well. Deeded
access is a consideration and the fact that costs can
change overnight. The land owner who owns the road
and maintains it..may pass away and a new owner may
take over and
you may end up paying more to get things done.  
Restrictive covenants, building restrictions, waterfront
restrictions, dealing with the MNR to purchase the
crown land 66 ft buffer zone at the edge of the high
water mark.

NOTE: Iam not a lawyer. Lawyers charge about $200 per
hour. I charge $10 per hour. I give advice all derived
from my research of the area, my dealings with other
land owners and tenants and real estate people. I have
bought and sold privately and I have rented to own one
of my houses for 5 years under a rent to own
agreement.

MAYBE SOME DAY I WILL CHARGE MORE MONEY..BUT
FOR NOW..ITS $10 PER HOUR..UNTIL DEMAND FOR MY
SERVICES GOES UP.

You can see my little dachshund running off in this picture. He just loves the
cottage lot. I like it too ..of course!!! I enjoy working with my hands on the property. I
cut some trees and clear a road. I make paths. I go fishing some evenings. I watch
the wildlife. Its great! Sometimes I take the 4 wheeler out for a spin up to the
narrows on Lake Lauzon or haul around some big logs with my Argo and winch.
All that shovelling of fill and hauling in fill by trailer to make a path through the
woods is great exercise too! I have to do the work all by hand because it isnt easy to
get heavy equipment back in my area. The road is rather weak to drive on. Also..I
like to keep the heavy equipment out as much as possible so as to leave a small
foot print.
I SELL ELECTRONICS PARTS TOO! I DON'T HAVE A GREAT DEAL OF STOCK..BUT I CAN
sell you a part or two or three for a repair or project..at a price which is as low as any
advertised price anywhere. I test the parts I sell too! Good used pulls are cheaper and I have
new old surplus parts as well.

Property Consulting (from a practical
standpoint) -- I've been there..done that!
Winter bench work. I built a new workshop this winter. Got
a newer better oscilloscope (Leader 100 mhz), a sweep
generator and just recently a Spectrum Analyser. I buy and
sell small components and do the odd repair for people. I
do simple circuits that I am familiar with. I can repair CBs
and some older ham stuff. The new modern stuff with
surface mount is generally not for me.

MY SHOP RATES ARE ONLY $10.00 PER HOUR..But I
only work on stuff that I have familiarity with.

I enjoy fishing and the outdoors in the fall, spring and summer.
Winter..(well not so much)..Here I am in early spring out fishing.

Ive owned 2 waterfront properties now and helped my parents
buy their waterfront property near Ottawa.

Last year a fellow from Michigan hired me to do some bird
dogging for him to try and find a waterfront lot at a reasonable
price without any restrictions on the time to build a structure.
Up here near Elliot Lake; the crown land that has been opened
up for cottage lot development; does require you to build a
cottage or home within a few years.

Down near Blind River and along the north shore of Lake Huron;
there are fewer restrictions. I myself..could not afford to build a
cottage/home right now so I bought a waterfront lot in the Blind
River area.

Back in 2004; when I bought; there were some properties
available around the $18,000 to $25,000 dollar range in the Blind
River and towards Iron Bridge area. NOW..I see less of them and
the prices have gone up.

I had some success finding a few lots for that fellow last year;  
but the pickings are a little slim for reasonably priced places. I
do know a few areas however where a lot could be available.
My price is only $10.00 per hour and I am not a clock watcher.
I enjoy looking at the properties on MLS and just seeing what is
out there and sometimes I just do it on my own anyway.

Winter is my indoor season! I work on my
electronics and ham radio stuff. I can
consult about older radio and electronics
that needs some TLC to get back in order.
I often consult for free and give lots of
free tips. I have solved problems right
over the phone; but there are times when
I have to work on the item and the person
sends it to me in the mail or I drop in to
look at the equipment. I travel hiway 17 to
Ottawa frequently and can make stops
along the way.
Heres an old radio from the 1930s I have to
restore.
It used to belong to my great uncle Will. I have to
find some knobs and some tubes for it.
I work on old stuff mainly and mainly
radio related..but I can work on other
electronics if I have the parts and have
knowledge of the circuitry. For example:
I once repaired a treadmill. The power
supply circuit was defective. I beefed it
up when I did rebuild it so that it was
more rugged than before. You can call
